CONSTRUCTION MANAGER

- This position is located in Savannah.
- RESPONSIBILITIES:
- Plan, direct, coordinate and budget usually through subordinate supervisory personnel activities concerned with the construction and maintenance of structures, facilities, and systems.
- Participate in the conceptual development of a construction project and oversee its organizations, scheduling, and implementation.
- This position will plan and coordinate construction projects.
- The position inspects all field construction work in progress, including work which is subcontracted and ensures that uniformly high quality of workmanship is maintained during each construction segment.
- The Construction Manager will investigate alternative work methods and materials which will either improve efficiency and/ or the quality of the work performed.
- They will ensure compliance with all Federal, State, and local laws, ordinances and codes relating to construction activities.
- The Construction Manager assumes responsibility for the health and safety of employees to include designation of first-aid areas, emergency treatment facilities.
- They will accompany OSHA inspectors on job site visits, correcting observed safety hazards, etc.
- Establishes and maintains a good working relationship with Owners and Owner Representatives, Architects, Consulting firms, and other parties with financial interest in the project.
- Fosters and promotes the training and development of subordinates through various on-the-job training opportunities, company-sponsored training programs, and outside learning opportunities such as college courses, trade seminars and classroom instructions, etc.
- REQUIREMENTS:
- 3-5 years of field experience as a Construction Supervisor on heavy construction and large construction projects.
- Experience with supervising Field Engineers, Craft Foremen and Labor Foremen.
- Main areas of responsiblity include Craft Supervision, Subcontract Relations & Quality & Cost Control.

PROJECT ENGINEER
- Assist the Project Manager in a variety of engineering functions identified with the planning, scheduling, and coordination of all phases of work on a major construction project.
- Included are owner and subcontractor relations, construction cost accounting and billing, procurement and expediting of contstruction materials; and related functions.
- In addition, may oversee the performance of one or more Office Engineers.
- When not assigned to a project, the incumbent will typically assist the ACI Estimating Department in bidding for new work opportunities.
- Primary Responsibilities Include:
- Reviews the construction contract at frequent intervals; alerting the Project Manager to any terms or conditions which have not been met and/or which could become a problem as work on the project continues.
- Attempts to resolves problems which can be corrected at this level.
- Assumes overall responsibility for shop drawings to include checking drawings for accuracy, transmissions of drawings to and from subcontractors, architects, superintendents, maintain logs of all drawings, custodial care, etc.
- Expedites delivery of show drawings when necessary to avoid delays in construction.
- Responds to Requests for Information (RFI) from owners and subcontractors.
- In turn, prepares RFIs for the project architect and/or structural engineer of record when necessary to clarify technical issues concerning the project.
- Ensures that information received in response to RFIs are routed to the applicable field superintendent.
- Assists in compiling as-built drawings, guarantees, warranties, service manuals, and other related documents for delivery to the owner’s designated Building Engineer.
- May prepare ACI’s 1-year warranty for inclusion in this package.
- May assist in preparing other close-out documents as assigned.
- Secondary Responsiblities Include:
- Assist the Project Manager in establishing the Master Construction Schedule; outlining the sequence of work to be performed and the time frame allowed for each construction segment.
- Reviews the CPM schedules and bar charts generated by the main office Estimating Department and recommends changes when warranted.
- May assist in project status presentations to owners, company managers, architects, engineers and other interested groups.
- Works with the Project Manager and Field Office Manager in correctly allocating job costs (materials and man-hours) according to the cost codes established for the project. Assists the Project Manager in the initial conversation from bid documents to the detailed job cost schedule.
- Prepares and/or oversees preparation of a number of reports dealing with the project such as Quantity Inputs, Show Drawings Logs and Job Status Reports as required by owners.
